Recognise the Signs?

When the Current Arrangement Is Falling Short

Slow Communication

Questions go unanswered, updates are hard to obtain and committees spend too much time chasing progress.

Unclear Reporting

Owners need clearer information about budgets, spending, levies and the scheme’s financial position.

Unresolved Maintenance

Repairs keep returning to the agenda without a clear plan, accountable follow-through or practical advice.

Before You Decide

Changing Strata Managers: Your Questions

Can we talk to you before making a decision?

Yes. Start with a confidential discussion about your concerns and priorities. We can explain what information is needed and whether our services are a suitable fit for your scheme.

How long does a changeover take?

Timing depends on the current management agreement, the decisions and notices required, and the handover arrangements. We will discuss a realistic sequence after reviewing your circumstances.

Can we change managers before the current agreement ends?

That depends on the agreement and your circumstances. Share the current agreement so the relevant requirements can be reviewed before any commitments are made. If a termination is disputed, independent advice may be needed.

What happens to ongoing maintenance and insurance matters?

We identify current work, open claims, key dates and contractor arrangements as part of the handover. This helps the incoming team understand what needs attention and reduces the risk of matters being overlooked.

What should we have ready for an initial discussion?

Your scheme’s location, approximate number of lots, current manager and main concerns are a helpful start. If available, your management agreement and recent financial reports will assist a more detailed review.
